Devonshire in Forney has cemented itself as one of Kaufman County’s fastest-growing communities, and 2025 is proving no exception. Families continue to flock to this master-planned neighborhood for its amenities, schools, and convenient access to Dallas. But while Devonshire as a whole is booming, the story of who is driving that growth is more nuanced. The latest year-to-date sales data shows that some builders dominate on volume, others carve out niches with larger or higher-finish homes, and a few appeal to value-conscious buyers through included features and competitive pricing.
The table of sales data makes the point clearly: through 2025 so far, 218 homes have closed across eight builders. Trophy Signature Homes, Perry Homes, and Ashton Woods are responsible for most of the activity, while Bloomfield, Highland, Shaddock, HistoryMaker, and William Ryan fill in the market with more targeted offerings. Looking at average prices, home sizes, and the product features each builder highlights on their websites helps explain why the differences in sales performance exist.
The Big Three: Trophy, Perry, and Ashton Woods
Trophy Signature Homes leads the community with 63 closings, more than any other builder this year. Its average sold price sits around $343,000, with an average home size just under 2,400 square feet. Trophy’s strategy is clear: it emphasizes included upgrades, smart-home features, and a finished feel without sending buyers deep into a design studio process. That approach resonates with families who want quality but also clarity about what their monthly payment will cover, and it helps explain why Trophy has become Devonshire’s top seller in 2025. The sales representative informed us that Trophy has 90 lots in Devonshire and will be offering homes in the community for the next 9-12 months.
Perry Homes, with 52 closings, sits at the opposite end of the market in some respects. Its homes command a higher average sales price of about $458,000 and measure roughly 2,550 square feet on average. Perry offers a wide range of homes, particularly in its Reserve 60’ series, which extends from about 2,400 to 4,100 square feet. That flexibility allows Perry to capture both mid-range buyers and those seeking larger move-up homes. For many families, Perry represents a blend of prestige and practicality, and the sales numbers reflect that dual appeal.
Ashton Woods, meanwhile, strikes a balance between affordability and variety. With 42 closings this year, an average sold price near $351,000, and average home sizes just under 2,300 square feet, Ashton Woods has proven adept at reaching mid-market buyers. Its product lineup in Devonshire covers 40’ and 50’ lots, offering both one- and two-story plans. Combined with its emphasis on design choice and personalization, Ashton Woods offers an appealing middle ground for families who want something beyond starter-home basics but aren’t quite ready for Perry’s pricing. Ashton Woods only has 12 additional move-in ready homes in Devonshire and no longer offers customized to-be-built options.
Premium and Niche Builders
The smaller builders by volume nevertheless play important roles in shaping Devonshire’s appeal. Bloomfield Homes, for example, has only 11 closings in 2025 but delivers the largest and most expensive product in the community. Its homes average nearly 3,000 square feet and close around $475,000, well above the community average. Bloomfield markets expansive layouts and resort-style amenities, and its homes are designed for move-up buyers who want space to grow into.
Highland Homes, with 13 closings, follows a slightly different playbook. Known across DFW for distinctive architecture, tall ceilings, and customer satisfaction, Highland positions itself as a quality-first builder. The numbers in Devonshire reflect steady but selective sales, appealing to families who value design and detail.
Shaddock Homes has just 10 closings, but its strategy is highly targeted. Building exclusively on 50’ and 60’ homesites in Devonshire’s Reserve village, Shaddock caters to buyers who want larger yards and semi-custom finishes. Its product is higher priced than much of the community and appeals to those who want more separation from neighbors and an elevated feel.
HistoryMaker, with 21 closings, strikes a pragmatic middle ground. Its floorplans are practical, and its pricing stays close to the community average, making it an attractive option for families looking to maximize space without moving into the higher luxury tiers. Finally, William Ryan Homes, with six closings, rounds out the roster. Its Devonshire product line ranges from just over 1,700 square feet to more than 3,300, offering flexibility for both first-time buyers and growing families. While volume is limited, the diversity of its offerings makes it a quiet but valuable presence.

Those seeking a quick move-in or abundant inventory will naturally gravitate toward the big three: Trophy, Perry, and Ashton Woods. The numbers suggest these builders can meet demand more readily, and their larger pipelines of quick-move homes often come with builder incentives.
For families who want more space, Bloomfield and Perry’s larger products stand out. Bloomfield’s nearly 3,000-square-foot average dwarfs much of the competition, while Perry’s upper-end floorplans stretch comfortably beyond 4,000 square feet. Buyers who prioritize lot size and outdoor living may instead look to Shaddock, whose Reserve village exclusivity sets it apart. And for those wanting a finished package without design upcharges, Trophy’s “included features” promise provides a straightforward path to homeownership.
Sellers, too, should take note of these patterns. Competing against high-volume builders means price sensitivity in the lower $300,000s, while listings resembling Bloomfield or Perry’s product benefit from a community price ceiling that comfortably supports homes in the mid- to upper-$400,000s.
